Abode Villas Limited (Company No. 14853129), registered at 71–75 Shelton Street, Covent Garden, London, WC2H 9JQ, acts solely as an intermediary on behalf of the property owner or manager (the “Property Provider”) in respect of all accommodation bookings made through our website (www.abodevillas.com). We do not own, manage, or operate any of the properties listed on our platform. As an intermediary, Abode Villas is not an owner or operator of any property and is not a party to any Booking Agreement. When you make a booking, Abode Villas facilitates the reservation and payment process in this intermediary capacity only, and the rental contract for your stay is entered directly between you (the “Guest”) and the Property Provider. By proceeding with a booking, you acknowledge and agree that Abode Villas is not a party to your rental contract and cannot be held liable for the provision, suitability, or quality of the accommodation, or for any acts, omissions, or service failures of the Property Provider.

 

Funds are collected by Abode Villas acting solely as an agent for the Property Provider. These funds are held temporarily and transferred according to the agreement between Abode Villas and the Property Provider. Abode Villas' responsibility is limited to the collection and transfer of these funds. We are not the merchant of record, and all liability for refunds, compensation, or service failures rests with the Property Provider as per your direct rental contract. All refund requests, cancellations, or compensation claims must be pursued directly with the Property Provider. Abode Villas has no authority to approve or issue refunds on behalf of the Property Provider. Each Property Provider sets their own terms covering payments, cancellations, deposits, check-in and check-out times, permitted guest numbers, pets, events, and amenities, which must be accepted at the time of booking. Once confirmed, changes or cancellations are permitted only in line with the Property Provider’s terms, and most bookings are non-refundable.

 

Property descriptions, amenities, availability, and pricing displayed on our website are provided by the Property Provider. While we make reasonable efforts to ensure accuracy, we do not independently verify these details, and guests acknowledge that reliance on such information is at their own risk. Any property recommendations, featured collections, or highlights shown on our website are for inspiration only and do not imply endorsement or a guarantee of quality or suitability by Abode Villas. We reserve the right to correct any errors or inaccuracies in pricing or availability displayed on our website, even after a booking request has been submitted.

 

Most properties require a refundable security deposit, which is managed solely by the Property Provider. Abode Villas does not collect, hold, or refund deposits and accepts no liability for disputes relating to deductions or refunds, which must be resolved directly with the Property Provider. Properties may only be used by the number of guests confirmed in the booking, and over-occupancy, unauthorised events, or breach of property rules may result in cancellation without refund. Event usage such as weddings, parties, or commercial activities requires prior written approval and may incur additional charges or higher deposits. Pets are only permitted with prior written approval, and additional fees or deposits may apply. Electric vehicle charging is only permitted via designated chargers where available, and the use of domestic sockets is strictly prohibited and may result in deductions or immediate termination of the booking.

 

We strongly recommend that all guests purchase comprehensive travel insurance covering cancellation, medical emergencies, travel disruption, personal belongings, and accommodation issues. Abode Villas cannot be held responsible for any losses that would reasonably have been covered by adequate insurance. In the event of an issue during your stay, you must notify the Property Provider immediately and provide evidence where relevant. If the matter cannot be resolved on-site, you may raise it with us in writing and we may, at our sole discretion, assist in passing on complaints to the Property Provider, but this is on a goodwill basis only and does not imply responsibility or liability.

 

To the maximum extent permitted by law, Abode Villas shall not be liable for any indirect, incidental, or consequential damages arising out of or in connection with a booking. Abode Villas’ total aggregate liability to any Guest for any claim shall not exceed the total commission received by Abode Villas for that booking. Guests agree to indemnify and hold harmless Abode Villas, its directors, employees, and agents against any claims, demands, losses, or expenses (including legal fees) arising from or connected to disputes with the Property Provider, or from breach of these Terms by the Guest, including claims made by third parties arising out of or related to your stay or conduct at the property.

 

Abode Villas accepts no responsibility for costs, losses, or disruptions caused by events beyond our reasonable control, including but not limited to natural disasters, war, terrorism, pandemics, government restrictions, or industrial action. In such cases, we will work with you and the Property Provider to find a fair solution, but cannot guarantee refunds or alternative arrangements.

 

These Terms are governed by the laws of England and Wales. We hope to resolve any disagreements amicably, but should we be unable to, any disputes shall be subject to the jurisdiction of the courts of England and Wales. As a consumer, you may have statutory rights to bring proceedings in your country of residence and benefit from mandatory provisions of local law. Nothing in these terms is intended to limit or exclude such rights.

 

Before pursuing any external dispute resolution, including court proceedings, the Guest agrees to first notify Abode Villas of their complaint in writing and provide a reasonable period of at least 28 days for Abode Villas to investigate and provide a substantive response. This allows us an opportunity to address your concerns directly and seek a resolution before matters are escalated.


The website, its design, and all related content, which is either owned by Abode Villas or used under license from our Property Providers and other third parties, are protected by intellectual property law. No part of this website, including content or listings, may be copied, distributed, or misused for any commercial or unlawful purpose without our express written consent.
