Terms of Use

By using our website www.abodevillas.com (the “Site”) or our services, provided by Abode Villas Limited, trading as 'Abode Villas,' with registered office at 71-75 Shelton Street, Covent Garden, London, United Kingdom, WC2H 9JQ, you agree to be bound by the following terms:

Booking Agent

We act as a booking agent solely for the Property Rental Provider and no further party.

Availability

We strive to show accurate availability on all our properties, however confirmation will be provided once confirmed with the Property Rental Provider. 

Prices

Accommodation prices are subject to change, and the current price will be communicated before confirmation.

Contract

When you book with Abode Villas, you enter into a contract with the Property Rental Provider, and their terms and conditions apply.

Booking and Payment

A booking request acknowledgment is not a confirmation. Your booking is confirmed upon payment and receipt of necessary documentation.

Damage or Security Deposit

A refundable damage/security deposit may be required as per the Accommodation Provider's terms.

Number of People at the Property

Only the specified number of guests may use the property as detailed in the Property Rental Providers Rental Agreement. Exceeding this may lead to termination without refund.

Changes or Cancellations

Cancellation requests must be emailed, and payments are non-refundable unless otherwise stated in the Rental Agreement. Balance non-payment may result in cancellation with no refund.

Changes or Cancellations by Property Rental Provider

In case of major changes or cancellations, options will be offered, and your choice must be communicated promptly.

Events

No events or large gatherings without prior written approval; violation may result in rental termination with no refund.

Liability

You understand and agree to the following regarding our liability under this agreement:

We won't be responsible for any indirect or consequential loss or damage. 

Our total liability, including our partners, agents and employees, is limited to the total amount you have paid us for the relevant booking. If you need to make a claim, please do so within twelve months of completing a booking.

We hope you understand that these liability limitations are fair, given the limited nature of our responsibilities under this agreement.

These Terms are governed by the law of England and Wales, and disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
